FIND YOUR FACILITY’S GROWTH PRIORITY

What’s the right growth objective
for your facility?

Choose what needs to improve now. A lease-up may need tenants; a nearly full facility may need stronger revenue or profit.

When to focus here

Turn more qualified demand into actual tenants.

Best fit: A lease up or facility without enough qualified rentals.

Metrics: Verified gross move ins, qualified demand, CPMI.

Risk: Buying rentals without sellable inventory or viable economics wastes budget.

When to focus here

Fill the right available units, not just generate leads.

Best fit: A facility with meaningful vacancy or move outs offsetting rentals.

Metrics: Net move ins, move outs, vacancy by unit type.

Risk: Filling every unit through discounts can increase physical occupancy without healthy income.

When to focus here

Balance achieved rates, occupancy, and tenant value.

Best fit: A facility approaching stabilization with income opportunities.

Metrics: Effective rates, economic occupancy, revenue productivity.

Risk: Pushing rates too soon can weaken rental momentum and increase move outs.

When to focus here

Prioritize profitable growth over volume at any cost.

Best fit: A mature facility focused on incremental operating income.

Metrics: Actual NOI, operating expenses, incremental contribution.

Risk: Cutting acquisition during lease up to maximize today’s NOI may reduce long term value.

Choose today’s priority. This is not a fixed sequence.

If qualified leads are arriving but few become tenants, the opportunity may be conversion, not another campaign.

  1. 01Verify supported channels against FMS move ins; keep unknown sources separate.
  2. 02Review missed calls and unclosed reservations.
  3. 03Scale the channels that produce efficient tenants.
Understand the metrics behind your objective

Physical vs economic occupancy

Physical occupancy measures rented capacity, with units or area explicitly defined. Economic occupancy compares realized rental income with potential rental income. Discounts and rates can make these move differently.

Revenue vs NOI

Revenue is income before operating costs. NOI is income after operating expenses. A revenue gain is not automatically an equal NOI gain, and requires actual expense data to evaluate.

What a real diagnosis needs

A connected recommendation would need lifecycle status, inventory, net move in trends, physical and economic occupancy, effective rates, acquisition cost, and actual expenses. This educational guide does not connect those inputs or change rates or expenses.

02 THE STORAGE CUSTOMER JOURNEY

Your next move-in depends on
more than your marketing.

A customer must find you, choose the right unit, and become a tenant. Explore where you can win, or lose, the opportunity.
